Investments

Our investment philosophy at Ohana begins with a simple premise – high quality properties in high barrier markets are naturally positioned to enjoy above-average asset value appreciation and thus investment returns over time.  Understanding which properties to buy, when and how to buy them, and how to realize the full potential of a property once you own it require unique insights and expertise. 

Our principal investment focus is on existing high-end hotel and resort residential properties.  With access to patient and flexible capital we also selectively participate in special situations such as junior mezzanine debt, preferred equity, and other structured investments.

Our investment team undertakes a comprehensive and rigorous analytical approach to evaluating new investments with input from Ohana’s experienced teams in development, hotel operations, asset management, sales, branding and marketing, and financial reporting.  Our investment team manages the financing and closing process for new acquisitions with the assistance of third-party legal and accounting advisors. Our disciplined approach to investing has helped us do well for our investors throughout economic cycles and market shifts. 

Project highlight: Bacara Resort & Spa

We acquired the 354-key Bacara Resort & Spa in Santa Barbara, California in 2011, sourcing and acquiring the property off-market through relationships in our network. We agreed on the deal with a handshake, and sprinted to complete an expedited due diligence and closing process. With extensive construction defect issues and inefficient operations adding complexity, the due diligence process was intensive. With in-house hotel operations, development, and construction expertise, Ohana was uniquely positioned to underwrite the investment, develop a construction remediation plan, and deliver speed and certainty to the seller.

The asset management team partners with our hotel operators to establish specific and achievable short and long term goals that drive revenues, maximize profitability, and ultimately enable us to realize the highest value for the underlying assets.

We focus on being experts in the competitive landscape and the asset’s position relative to its competitive set, making full use of the best tools available for revenue management and providing practical solutions to maximize productivity and cost efficiencies across all areas of the investment. 

Project highlight: Montage Beverly Hills

Montage Beverly Hills opened its doors at the height of the recession in one of the most competitive luxury hotel markets in the world. To ensure success, our asset management team worked collaboratively with the hotel on several fronts, including providing strategic guidance for execution of capital and ROI projects that would create long-term value for the asset, setting expectations for financial performance, creating aggressive cost saving initiatives, and ensuring that the right executive team was in place.

Our development team has decades of experience, having spent many of those years working together. Their varied backgrounds include architecture, engineering, construction, and hotel operations. Their collective expertise delivers project oversight that anticipates problems, protects budgets and schedules, and minimizes risk. Their individual strengths mesh seamlessly on our projects, which span a range of type, scale, and location.

We can manage all facets of development, including entitlements, finance, design, and construction. We bring active involvement to every project, and our team has the freedom to act on what’s right for the project vision and the local community.

Our internal brokerage firm, Ohana Realty, was created to provide full-service residential sales and marketing capabilities at world-class resorts and communities. From lead generation and pipeline management to contracts and closings, and from advertising and public relations campaigns to branding, websites, and collateral, our team handles the full range of residential sales and marketing services and delivers sales results. We also have a dedicated internal market research capability that supports a data-driven, insight-rich approach. 

The team’s integration and close communication with the Ohana design, development, and operations teams helps us to be more effective and adds value for investors. We work together with our buyers, creating a transparent, collaborative process in a non-pressured atmosphere that helps foster long-term relationships.

Project highlight: Montage Beverly Hills

We engaged our in-house brokerage to deliver full-service sales and marketing for Montage Residences at this property, setting record Beverly Hills pricing for condominium product on both price per square foot and absolute bases. Despite a difficult economic environment (2009-2014) and a lot of inventory in the market, we were able to attract a broad buyer pool, including a sizable international component. Since selling out the project, we have used our database and relationships to quickly bring buyers for the resales in the building.
