Our investment philosophy at Ohana begins with a simple premise – high quality properties in high barrier markets are naturally positioned to enjoy above-average asset value appreciation and thus investment returns over time. Understanding which properties to buy, when and how to buy them, and how to realize the full potential of a property once you own it require unique insights and expertise.
Our principal investment focus is on existing high-end hotel and resort residential properties. With access to patient and flexible capital we also selectively participate in special situations such as junior mezzanine debt, preferred equity, and other structured investments.
Our investment team undertakes a comprehensive and rigorous analytical approach to evaluating new investments with input from Ohana’s experienced teams in development, hotel operations, asset management, sales, branding and marketing, and financial reporting. Our investment team manages the financing and closing process for new acquisitions with the assistance of third-party legal and accounting advisors. Our disciplined approach to investing has helped us do well for our investors throughout economic cycles and market shifts.
Project highlight: Bacara Resort & Spa
We acquired the 354-key Bacara Resort & Spa in Santa Barbara, California in 2011, sourcing and acquiring the property off-market through relationships in our network. We agreed on the deal with a handshake, and sprinted to complete an expedited due diligence and closing process. With extensive construction defect issues and inefficient operations adding complexity, the due diligence process was intensive. With in-house hotel operations, development, and construction expertise, Ohana was uniquely positioned to underwrite the investment, develop a construction remediation plan, and deliver speed and certainty to the seller.
